How much Dholera land can actually be bought?
The half that was never for sale
Dholera is usually described by the size of the whole planned region, which is a number that nobody can buy. Half of any planned area in Gujarat is reserved by rule for roads, parks, social facilities and housing for lower income families before a single plot is sold. This page shows that split, in the development company's own words, and then gives the much smaller figure for land actually on offer.
Half of it was never for sale
When a planning scheme is drawn in Gujarat, the authority takes a fixed share of every owner's land for public use before anybody sells anything. Roads take the largest slice. Housing for lower income families, open space and social facilities take the rest. In Dholera that reservation adds up to half of the land area, and the company that develops it says so plainly in its own annual report.
This is not a criticism of the scheme. It is how a planned city gets its roads and its parks without buying them separately. It matters because the headline area of Dholera is quoted far more often than the share of it that anyone can actually buy into.

From the whole region down to what is on offer
The region is planned across 920 sq km. Of that, 422 sq km is described as developable in the same report, which already removes a large part of the headline area. Half of what is developed is then reserved by the rule above. What finally reaches the market is reported by the central government as land available for allotment, and those figures are small enough to be worth stating next to the big ones.
At the latest reading, 1 043 acre of industrial land and 1 031 acre of commercial, residential and other land were reported as available. Both are dated 30.06.2026, and both have their own page with every reading behind them: industrial land available and other land available.
