What this figure actually counts
Trade receivables is money the company has already earned and billed but has not yet been paid. For a land developer it is mostly lease premium and service charges invoiced to companies that have taken plots.
What this figure does not tell you
A large receivable can mean a big sale was made near the year end, or that a buyer is slow to pay, and the accounts do not say which. The swing on this line across three years is one of the sharpest in the whole balance sheet.
